Financial Analyst – Real Estate Development

About the role

We are seeking a detail‑oriented Financial Analyst to support the financial planning and performance analysis of our large‑scale real estate and infrastructure development projects in Georgia. The role combines financial modelling, budgeting, cash‑flow monitoring and investment evaluation to help drive data‑driven decisions across the project lifecycle.

Key responsibilities

• Develop, maintain and update financial models for real‑estate development projects.
• Prepare and revise budgets covering CAPEX, OPEX, cash flow and sources & uses.
• Conduct budget‑vs‑actual analysis, identify variances and recommend corrective actions.
• Produce weekly and monthly management reports for senior leadership.
• Analyze construction costs, project financing schedules and cash‑flow forecasts.
• Perform investment analysis (NPV, IRR, sensitivity) for new projects.
• Monitor financial KPIs and assess contract risks.
• Collaborate closely with Accounting, Sales, Engineering, Procurement and Project Management teams.

Required profile

• Minimum 3 years of experience as a Financial Analyst, Financial Manager, Economist or similar role.
• Proven experience in real‑estate development, construction or large‑scale investment projects (USD 50 M+ preferred).
• Strong analytical mindset, high attention to detail and ability to work independently.
• Fluent in Georgian, English and Russian.
