Development Director – Hospitality & Branded Residences

About the role

The Development Director will own the end‑to‑end delivery of a hospitality and branded‑residences project in Georgia. Reporting to the Head of Development, you will act as the single point of contact, ensuring the project moves smoothly from feasibility through design, construction, marketing, sales and handover.

Key responsibilities

• Translate the overall development strategy into a concrete project plan aligned with corporate objectives.
• Lead a multidisciplinary project team, defining roles, providing guidance and fostering professional growth.
• Prepare and monitor the business plan, budgets and financial performance, identifying cost‑saving opportunities.
• Oversee implementation of policies, processes and governance controls throughout the project lifecycle.
• Produce regular status reports for senior leadership, risk management and joint‑venture boards.
• Participate in feasibility reviews, update analyses and ensure corrective actions are taken.
• Lead the preparation of RFPs for vendors, consultants and contractors.
• Coordinate all development activities—design, procurement, marketing, sales, customer care and handover—to meet profitability targets and strategic alignment.

Required profile

• Proven experience in senior development or project leadership roles within hospitality or residential real‑estate.
• Strong track record of delivering large‑scale projects on time and within budget.
• Excellent people‑management skills with the ability to build and develop high‑performing teams.
• Solid financial acumen, including budgeting, forecasting and performance monitoring.
• Ability to work across multiple functions and stakeholders, ensuring alignment with corporate strategy.
